Mr. Berg is an expert regarding California condominium management and Homeowner Association issues. He is President of CitiScape Property Management Group. Nick has broad experience in managing residential real estate portfolios, including apartment buildings and high-rise condominium associations. His areas of expertise include financial fraud, professional liability, construction and design defects, association governance, insurance, disclosure, contractor warranty deficiencies and HOA member discipline.
He holds a Salesperson License with the California Bureau of Real Estate. He also holds the designations of “Certified Manager of Community Associations” (CMCA), “Association Management Specialist” (AMS), and the prestigious “Professional Community Association Manager” (PCAM) through Community Associations Institute (CAI). He is also a “Certified Property Manager” (CPM) with the Institute of Real Estate Management (IREM).

As President of CitiScape Property Management Group, Nick is ultimately responsible for implementing the strategic plans and policies of the company. His responsibilities also include information technology, operational innovation, legal and insurance issues.
CitiScape Property Management Group is a full-service, San Francisco property management company offering proactive and professional management services in San Francisco and the greater Bay Area. Its primary business is the management of homeowners associations and it currently manages more than 100 homeowners associations in San Francisco, representing over 6,000 condominium homes. CitiScape is the largest manager of community associations in San Francisco.
CitiScape currently employs a staff of over 130 including Property Managers, Administrative Assistants, Accounting Personnel, Project Managers, Building Engineers, Maintenance Technicians, Custodians, and Valet/Door Staff. It also enjoys in-house, full-time IT support and an in-house, and independent Certified Public Accountant of counsel.
Portfolio Manager at CitiScape Property Management Group 2010 - 2015
As a Portfolio Manager, Nick was responsible for managing 30 residential and commercial real estate properties valued at over $40 million. He worked to find tenants, negotiate leases and contracts, maintain safe premises and manage repairs. He initiated, maintained and monitored staff, office and tenant records, files and logs. He also developed and implemented long range and annual maintenance plans. Properties managed included:
• The SOMA Grand - a mixed-use development including a 246-unit Class A high-rise luxury condominium community, 2 commercial units and a garage. Amenities include 24-hour security, onsite management and concierge, club room, fitness center, yoga room, conference center, and spa.
• Museum Parc is a mixed-use development including 233 residential units, 7 commercial units and a garage. Amenities include 24-hour security and onsite management.
Onsite Manager at Pacific Heights Towers 2008 - 2010
As an Onsite Manager, Nick was responsible for all aspects of the administration, facilities management, and operations of a 126-unit condominium project located at 2200 Sacramento Street, San Francisco. Amenities include 24-hour security, onsite management, and clubroom. He supervised and guided onsite personnel and oversaw contract vendors and contract compliance. He wrote communications for the board of directors and participated in board meetings and annual membership meetings.
